Six teams compete to create new Holt Town development

Tenderstream member Studio Egret West is leading one of six multi-disciplinary teams shortlisted by Manchester City Council to submit a tender for the creation of a Neighbourhood Development Framework (NDF) for Holt Town. The framework presents a significant opportunity to establish a new and vibrant city centre neighbourhood in an area currently characterised by 30 hectares of brownfield land and low-density industrial uses. 

From 17 expressions of interest, the selected teams' lead consultants are:

• Allies and Morrison
• Gensler
• Macreanor Lavington
• Plan-It
• Prior and Partners

The successful team will be tasked to fulfil a vision that allows the neighbourhood to meet its potential – supporting inclusive economic growth, forward-looking digital infrastructure, new employment and commercial opportunities, and a range of housing, including affordable tenures.   

Given the site's industrial heritage, the regeneration programme will need to overcome major challenges to tackle the reuse of contaminated land and the numerous physical constraints associated with infrastructure from a former industrial age.   

The area is already well serviced by both bus and Metrolink route, with the long-term investment plan intended to open up safe and attractive routes along the area's canals, and improve access to green space and increase biodiversity. 

Council leader Bev Craig stated: “Holt Town has been for many years the missing piece of the jigsaw between the city centre and the major investment in east Manchester. As such, we have big ambitions for this neighbourhood and we are looking for a team who can match our vision. This is just the beginning of the journey for Holt Town – a bold and exciting future awaits.”

The selected teams will prepare their submissions to the Council by the end of this month.
