Progress on London Borough regeneration masterplanned by FCBStudios

Camden Council, in partnership with Ballymore and Lateral, has submitted a planning application for the regeneration of 120–136 Camley Street and 3–30 Cedar Way, a transformative 1.45 ha site masterplanned by Tenderstream member FCBStudios. The scheme is located at the heart of the London borough, bringing together new homes, workplaces and public spaces into a connected, human-scaled neighbourhood. 

The council will deliver 119 affordable homes across three buildings designed by FCBStudios (120–136 Camley Street), complemented by further residential buildings (3–30 Cedar Way) by Morris+Company for Ballymore. The 401 new homes and nearly 350,000 sq ft of employment space will be set within a landscape of streets, squares and gardens that invite interaction, creativity and wellbeing. A diverse mix of uses at ground level, from maker spaces and affordable business units to new cafés and studios, will create an active streetscape.

Landscape design by Spacehub introduces green routes, play spaces, and gardens that support biodiversity and active travel. A new science and technology hub, designed by Morris+Company for Lateral, will provide adaptable spaces for innovation in life sciences and digital industries, alongside a welcoming ‘mixer space’ to host learning and skills programmes through the ‘STEM for Life’ initiative.
