The contract notice refers to two separate projects.

Project 1:
The order appointing a multidisciplinary team aims (an architect, an engineer stability, an engineer special techniques, an EPB advisor and a health and safety coordinator) and an urban part of that team or subcontracting work, in charge of full brief for the study and monitoring of the works for the construction of 70 social housing units (80%) and middle class housing (20%) on the hull multipurpose room of +/- 245 m2 in the framework of Alliance Housing.

The contract includes an urban planning study of the district archdukes (geography, landscape, public space, accessibility, mobility, density, typology, economic, sociological aspect, kits, weaknesses, strengths ...) in which the project must be integrated in a coherent way. Guidelines on mobility and accessibility should be established taking into account the two projects of this order and the ongoing residential projects, namely the project Archduke South (construction of 59 dwellings, a nursery and a community room), the project Hector Denis (renovation of the building Floréal the Archduke Square) and the project Quail Director (build 25 to 30 houses on a site adjacent to Quail Logis). 

The project is located in the Kwartellaan on the cadastral parcel 1st Department, Section D, Lot 228F in the following context:

The site has an area of ​​29 741 m2.

The heights of the adjacent buildings are houses with BV + 1 + D and BV + 2 + D. 
It is a residential area with residential character. 
The site is currently being edited in the context of an agricultural activity. The homes are built on third of the land, the farming activity is retained by the remaining two thirds. 
The site is located in the protective area: garden quarters "Le Logis" and "Floréal" protected by the decision of the Brussels Capital Region 15.2 .2001. 
The license is subject to the on protected wholes applicable terms. 
The contract also includes the participation in the venture gradient with residents and / or residents.

- the contracting authorities estimated cost of the works: € 9,646,560 (estimate of construction cost (above ground + underground), including immediate surroundings, excluding fees, plus utilities, plus various taxes (VAT)
- amount of fees: a fixed amount of 12% of the amount of work which is estimated by the tenderer for the submission of the bid regardless of the actual amount for the implementation of the work; 
- amount of the premium paid to the subscribers (in the second stage of the procedure) which was not awarded the contract but which have submitted a regular and comprehensive offer, which according to the opinion of the Advisory minimum 50% polled points: 6 000 EUR, excl. VAT. 

Project no. 2:
The order appointing a multidisciplinary team aims (an architect, an engineer stability, an engineer special techniques, an EPB advisor and a health and safety coordinator) and an urban part of that team or subcontracting work, in charge of full brief for the study and monitoring of the works for the construction of about 39 middle-class homes, a community residential center with 10 apartments for independent and autonomous elderly, a semi-autonomous youth designed community residential center with 16 homes and a hull coworking space of +/- 130 m2 in the framework of the Alliance Housing.

The contract includes an urban planning study of the district archdukes (geography, landscape, public space, accessibility, mobility, density, typology, economic, sociological aspect, kits, weaknesses, strengths ...) in which the project must be integrated in a coherent way. Guidelines on mobility and accessibility should be established taking into account the two projects of this order and the ongoing residential projects, namely the project Archduke South (construction of 59 dwellings, a nursery and a community room), the project Hector Denis (renovation of the building Floréal the Archduke Square) and the project Quail Director (build 25 to 30 houses in a field at Quail Logis).

The site has an area of ​​11 442 m2, has a strong slope and is forested.

The height of the surrounding buildings are houses with BV + 1 + D and apartment buildings with BV + 3, 4 + BV, BV + 5 + 6 BV, BV + 3 + roof and BV + 12. 
2/3 of the plot is in a residential area with residential character. The remaining third is in a green zone, subject to a GDP.
